Starting Salary: $53,846.00 - $86,154.00

 (*This is based on 2080 hours.)

 

Standard Office Hours will be based on staffing to either be 7:00am-3:30pm or 8:00am-4:30pm / Benefit Eligible

 

SUMMARY OF JOB RESPONSIBILITIES:

Performs major and minor interior and exterior repairs including but not limited to electrical, plumbing, HVAC, carpentry and flooring repairs. Performs "On-call" duties as scheduled/if needed and responds to emergency situations as required. Oversees duties of all Maintenance Mechanics and reports to Director. Performs evaluations and corrective action on 4 rotating area mechanic I and II positions and 1 Preventative Maintenance Mechanic. Directly involved with suppliers keeping a stock of parts and materials available. Oversees Preventative Maintenance work along with Director and incorporates PM tasks into system. Position holds an HVAC Certification for refrigeration purchase or repairs serves as liaison for HVAC and Land Line Phone System issues with contractors. Enforces all aspects Life Safety Systems. Helps to maintain Lap Pool and Special Use Pool. Practice and teach safe workplace program(s).

 

Essential Functions

  1. Complete major and minor interior and exterior repairs to facility in areas of plumbing, electrical, etc.
  2. Complete work orders associated with resident requests and preventative maintenance in a timely and professional manner.
  3. Assist other maintenance mechanics and completes paperwork/computer work. Works with outside inspection agencies to drive positive outcomes.
  4. Writes work orders for staff as needed.
  5. Completes scheduled and unscheduled duties, returns phone calls, text messages, and emails. Performs "MOD" duties as required.
  6. Attends all mandatory meetings.
  7. Oversees duties of all Maintenance Mechanics. Holds team accountable to the Laurel Lake code of conduct, as appropriate, consistently and in a timely manner.  
  8. Directly involved with suppliers keeping a stock of parts and materials available.
  9. Handles and/or oversees Preventative Maintenance work.
  10. Helps to maintain lap pool and special use pool.
  11. Practice and teach safe workplace program(s) per OSHA guidelines
  12. Prepare bid requirements for facility repairs. Contact vendors and direct vendors in driving quality outcomes in the following areas:
    1. Liaison for HVAC Contract issues.
    2. Develop and implement cost effective blanket maintenance involving vendor costs for routine maintenance.
    3. Oversees and trains Staff on the continued operation of the Laurel Lake in house Phone system and the trunk connections to the current contractor responsible for external phone connections. Updates Caller ID, phone number transfers, and E911
  13. Monitor department budget and evaluate spending with Director of Environmental Services.

 

QUALIFICATIONS

Good hands on people skills.

EDUCATION:

High School or equivalent.

Trade School for Maintenance related skills

OSHA 10 (OSHA 30 is preferred) Certificate (must complete within 1 year of hire)

Certified Pool and Spa Operator Certificate (must complete within 1 year of hire)

 

EXPERIENCE:

Previous building maintenance (preferably in health care)

Computer skills including Microsoft Word, Excel, and Outlook
